Neighbour built against my garage

So my neighbours have been doing up there property next door to me. Our houses are not attached,we are in semi detached houses in the non joining side. Recently the neighbors have constructed an extension on the rear and now are making either an extension to the side,possibly a garage or car port.
I noticed today that it looks like they are using our garage side wall as a side of this extension and built against it. They have not asked permission to do this and if they did I wouldn't allow them to as I don't want anything damaging my property.
What should I do?? Do I go round and confront them?? Do I ask them to rip it all down what they have done?? Or do I take it further,to the council etc and see what they say??

    Looks like?

    The first thing you need to do is establish if they ARE using the side of your garage. Go have a look and take some photos. Is there a gap or not?

    If it is attached, then I would go and speak to them first. Tell them that you have noticed that they have attached their structure to your garage wall, and that unfortunately they cannot do this, so could they please remove it asap.

  • Your neighbour hasn't even discussed building against your party wall? No party wall notice? Do you get on with your neighbours? Do not let them proceed.
  • To include pointing out to your neighbours that, if they have attached their property to yours, then that will mean they have that building of theirs minus one of its walls if you should ever decide to demolish your garage.

    Is there any chance at all that they own that wall? The boundary line is clear to see etc? It's just an off chance that could muddy the waters. Stranger things have been.

    if your garage wall is on the boundary, then you have no cause to complain. However they should have asked / advised you what they were doing. I would speak to them (nicely) find out exactly what they are building, then go to planning department

    When my neighbour built an extension, they asked and built the complete wall on my side of the boundary, so that sthe inside of it was as big as possible. It's at the bottom of my garden so is never going to be a problem. My garage is down there and there's still almost 3' between the buildings. They fitted a new gate on my side but attached it to their house

    If the wall is on the boundary then surely it's a party wall? If no party wall notice has been served then OP has every right to complain.

    If the houses aren't currently joined then IMO it's more likely that the garage wall is on OP's side of the boundary.

    Given that garage foundations are usually shallow, any excavation work in the area needs to be carefully considered. It's not a planning or Building Regs issue, it's a civil matter - if the neighbour doesn't stop and do the party wall agreement properly then you need to get a court injunction to make them stop. Expensive route, always best to try and get it resolved amicably but make sure you keep on top of it.

    Go round and check what's happening. Take photos if you can.

    Contact a solicitor to make them stop the work.

    They shouldn't be using your garage wall for their extension.
  • Drill a few big holes through your garage wall and loudly "Peekaboo!" them as they are building.

    That should get their attention.
