New flat roof guarantee

So our loft company have arranged for our flat roof to be replaced (warm system, finished in felt) while we have our scaffolding up. They have got a decent price for us and they say it will be covered by the same five-year guarantee as the loft extension.

Do new roofs normally come with longer guarantees? Indeed do they normally come with any guarantee?

  • Any reason why felt? I would have thought EPDM is a better choice these days, they are normally guaranteed for at least 10 years but designed to last 2 to 3 times that amount of time (and can be repaired easily too).

    Of course any guarantee is worthless unless its insurance-backed IMO. The company might not be around in 5 years, let alone 10.

    Well I might ask about GRP but they seemed to be pushing a felt finish for some reason...

    I'm no expert, but I don't think you should be using felt these days, EPDM lasts much longer and I think is easier and cheaper to fit as well. I believe companies guarantee it for many years.

    I wouldn't go for felt. I have EPDM and GRP flat roofs at home and GRP is the best solution I got told by roofer that it costs near same in labour but its the extra costs in materials. Several of my flats roofs are EPDM and are over 10 years old and still fine should last 25+ years

    I have integral garage with epdm, bay window, front porch and small extension epdm. Another garage now workshop/storage is GRP done 3 years ago, use to be felt
  • Listen thanks for all the replies but I've had to sell this to my co-freeholder and need to keep the cost right down.
    We are the first floor flat so it is 'our' roof. We will also benefit from the extra insulation that is going in there as part of the refit.
    The leases do state that both leaseholders are 50-50 responsible for structural repairs BUT she has had builders' materials clogging up her year for six weeks and has so far been quite sanguine about the suggestion that we need a new £2k roof.
    So I don't want to push it.
  • How big is the roof? EPDM is not particularly expensive.
