Advice on light in our garden - new build

    Hi thanks - I am in a freehold property - how do I check my deeds? Are they with my mortgage provider? Will they check them for me??? Shouldn't the solicitor have raised this if they were in my deeds? I have a list of restrictions on building etc... but they don't mention the light. I am keeping the recording of the sales manager on my voicemail admitting liability!

    It seems that they already have the wiring in place as they were fiddling around with it today! THey have dug a trench around the lamp today and it looks ready for a cement filling! I'm just waiting for the golden glow when they put the top part on!

    Its a 4 bed detached property which looks quite nice from the outside apart from the damn pole in the garden! Maybe I should fly a flag from it? Or instead of the suggested pink light...how about a red bulb? Change my number plaque to "Brothel House"????? I could have real fun with this!!! (I am resorting to laughing about it...but I am going to fight as much as I can to get it removed - as how do you put a value on what it will devlaue my house by?).

    Having worked as a Sales Advisor for New Homes for 15years I can tell you that the Sales Advisor on the site SHOULD have shown you a Street Lighting layout and pointed out where ALL the SL were going to be placed, and if there was a revision you should have been called into the Sales Office to go over the new plans.

    This information is available in every Sales Office and MUST be shown to each client when purchasing a new property. You have every reason to complain as you weren't shown this before you reserved the plot, and I imagine you would NOT have reserved this plot if you had known. This is the line I would take when complaining - that had you known this at the time of reservation you would have chosen another plot or bought elsewhere!

    Do say as Bun says that its a childs room and it keeps them awake.

    The wiring would have been in beforehand for this as site lay this type of thing at the beginning.

    Complain to the Council too, and say you want it moved and that you weren;t aware of this before you agreed to buy.

  • the first 3 yard of your garden is classed as a SERVICE AREA and they can do it. I advice you to go full steam ahead about getting this moved tho before NORWEB connect electricity to it.

    You should be able to get your deeds off the Land Registry website. There's a very small charge. However, they can take a couple of months to get put on the system.
