Small rear extension

Hi All,

After some advice please! :-)

I live in a fairly small 2 bed house and would like to add another room. This would be used as an office primarily.
Currently bedroom 2 is used as an office, but I would like to reclaim it as a bedroom! (Moving isn't really feasible).

I thought about a loft conversion (but think this would be out of our price range)
Alternatively I was thinking conversation or small extension on the rear.

My preference would be a small single story extension on the rear, but this would essentially be tacking a room onto the back of the house, and I am concerned it will make the kitchen (which is currently at the rear) dark.

I am thinking and hoping that £15k would be enough to have an extension (appreciate that it will depend on size and quality etc).

Any thoughts or advice would be welcome :)

    Where in the UK? Makes a big difference in build costs.

    I wouldn't personally be able to work in a conservatory - too hot, too cold, too bright. In my opinion always stretch for a proper extension instead.

    .but if its a small office it might be cheaper to do the loft up, without planning permission, but if you sell the house you can only call the renovated loft, storage area.

    I'm located in Suffolk,

    The only thing with a loft conversion is I think I would need a dorma, and of course we then loose valuable storage space. So I think that all round might be too expensive? But perhaps I should get some prices to see.

    I agree with conservatory thinking about it being too hot/cold and so thought it's got to be an extension really!

    A separate office garden is an idea! So will think on that a bit more. I would worry about the insulation though.
    I did also kind of think that with a room at the back it could be used or marketed as a dinning room if we came to sell (which is highly unlikely in foreseeable future).

    On your "fairly small 2 bed " it is likely you have neither the space, nor headroom, for a room in the roof. Add to this you will loose space on your current upstairs to form a stairs and landing area.

    Just for budget figures, your £15K will not go far. Say about 7.5 metre square at the rear of your house, perhaps 10 if you are careful or give a hand.

    i think if you had built the shell, back extension, 6m x 4m, nothing fancy and added things as you along, would be about 10 to 15 k, if you project managed it yourself,
