Maybe a silly question on probate but..

Sorry if this question has an obvious answer but Mother passed away only last week and i am dealing with the estate etc. My head is spinning a little.
Matters are very simple. She has savings and a flat which she owns (albeit a small equity release mortgage on it).
I am awaiting probate forms. There will be no IHT total is well below the threshold.
All i need to know is that when probate is granted me and my sibling will sell the flat. I have the deeds and it is registered with Land Registry.
When probate is granted do we need to inform Land Registry or will we be able to market it immediately as if we are now the owners.
A simple will was left and me and sibling are beneficiaries/executors.

So i dont need to get it transferred into my name first or anything silly like that? Just market it and the transfer can be done from my Mothers name to the new owner with the probate?

You can get on with getting ready to market now.
You need valuations for the forms anyway so use those to decide on who you want to use.
you can go live now but often best to wait till you have got the forms ready to send and a better idea of time scales.
clearing and staging often use up that time anyway.
Contrary to what many think you can go as far as exchanging contract without the grant but that is NOT recommended for loads of reasons.0 -

Staging include furniture, made up beds etc.0
