First time SELLER

Hi,

There is a lot of info on the site about buying houses but not much on selling them.

I've searched around on the forum and the website and I can't really find any up to date helpful tips. I did read the sticky thread but it dates back to 2004 and while useful I wondered whether these days it's best to go with estate agents at all, or use a website like Purple Bricks... also I have questions such as do I have to have a solicitor or is it possible to do things myself?!! Some of you are probably howling with laughter at that one.

Anyway, tips on how to go about it or what to do/ not to do greatly appreciated.

I did have a vague checklist

1) Speak to mortgage company
2) Get valuations (although I am fairly confident about the value)
3) Find a solicitor
4) Decide on an estate agent
5) Sell house
6) :beer:

Matters are slightly complicated by the fact that a neighbour is interested in buying the house privately, and I'm going to be buying my next house privately (through a family member) so help or info or experiences of private sales would be handy!

    If you're happy with what your neighbour wants to offer you, you might save EA fees. You could always get them in for valuations (don't let on about private sale).

    With the online EAs the fees are much lower, but they won't show potential buyers around. And you'll have to sort out letting in surveryors etc yourself. There fees are generally due whether you sell or not, but are much lower than high street agents. If it's an easy house to sell, probably worth it.

    If your old EPC is valid, you can use this. I think they expire every 10 years, or when you do something to render the old one invalid (e.g. new boiler). Other than that, you might want to gather together any documents relating to works notifiable under building regulations you may have had done (e.g. wiring, roofing etc).

  • Oooh EPC's. I'd forgotten about those! I've had the loft insulated and a new boiler fitted since I moved in....
