How much value added by replacing conservatory with proper extension?

    It won't increase the space though. It's purely swapping 15 sqm of conservatory space for 15 sqm of extension.

    I do like having the space. I just wish it had, you know, walls and a proper roof. And a properly insulated floor for that matter. As it is, it's a glorified shack attached to the back of the house. Not that well attached, either. Creeping plants and even slugs occasionally find a way in, although thankfully no rain, yet.

    My thinking is that, to a buyer like the me of a few years ago who hasn't yet learned how much conservatories suck :D, the house with the conservatory and the house with the extension are pretty similar. Same floor area, same bedroom/kitchen/reception area.
    When I came to sell, I would have to hope for buyers who feel the same way I do.
    Could you go double storey?
    I don't think so. The garden's too small, for one thing. There's no automatic permitted development here and I think permission would be very unlikely. Permission for single storey, no problem.

    Sounds marginally better than the conservatory I had demolished and replaced in November.

    I had the same thoughts rattling around in my head for a good while, and after fully pricing both options up, went for replacing the conservatory. The house I'm doing up for rental is in the NW of the UK, and was my home for many years before we moved away, so prices will be considerably different.

    The size is the same as yours, 3m deep x 5m wide. The quotes for a bog standard extension ranged from £1200 - 1800 per sq mt. Because we got the conservatory all in one bundle along with all the doors and windows, it brought the cost down to £9,800, so it became a no brainer.

    You haven't said what direction your conservatory faces? Mine is West, so when I was looking at extensions, I wanted an apex roof with sky lights to bring in more light from the South. Being absolutely honest, if we'd had an extra £20k to blow, and would be living in the house ourselves, I'd have gone with the apex extension done out as a kitchen diner with big double doors onto the garden, and split the old kitchen into a utility room and shower/wc. In your area in a one bed house, I'd probably have changed it to a study/guest room.
