Tv bracket a fixture?

If you say you're taking the bracket with you your buyers' solicitor may specify in the contract that on departure any significant holes etc are made good... we said on our F&F form that we would take some fixed-in shelving brackets with us, and we were asked to ensure any holes etc were filled. We spent 30 mins with some polyfilla and job done.0

TV mounting brackets follow the same standard (VESA, see more here) so I'd state on the F&F form that I'll be removing the telly, but leaving everything else (bracket, buried cables etc). Should the new owners decide they don't want their telly where yours was, it's their problem to sort.0

If you're planning on replacing the bracket with a cheaper one, I'd do it before putting the house on the market, so they never see your expensive one. Then you can leave it behind with no issues. We plan to do this with things like some curtains we will want to take with us when the time comes. There will be no arguments over curtains as the ones the purchasers see when viewing are the ones we plan to leave behind.Make £2025 in 2025

And plants and shrubs from the garden - a former neighbour moved in to find a rear garden that looked like a roughly ploughed field.......0 -
This is precisely why I hate wall-mounted TVs.
Before I put my house on the market, I took down my pictures and towel rails, filled the holes and re-decorated, so it was in good decorative repair and any viewer would see what they would be getting.
For fixtures and fittings, chattels are something that could potentially easily be removed (e.g. carpet), fixtures are not (e.g. tiles). If you've channelled the cables into the wall, then even if you removed the bracket and filled the hole, you're leaving your buyer with an annoying hassle. But then does the buyer want a second-hand bracket or its cheap replacement either?0 -

My fixtures & fittings form said I had to leave lightbulbs - if I removed a decorative, ceiling light, I would have to leave a ceiling rose, flex & bulb.0
