Help to buy equity loan - rent one room

Hi everyone,
I am sorry but I am confused by the terminology on the website. It is not clear if they say that under the equity loan scheme you cannot let one spare room in the flat where you live in.
In other words, if I get a 2 bedroom flat under this scheme, can I use the spare room to get the rent from a third person, or using it for services like AirBnB?

HTB EL won't prevent you from having a lodger (excluded occupier) or having an Air BnB set up. However, your mortgage lender might do you'll need to check the T&C. You should also check the lease with regards to excluded occupiers and Air BnB.0

Is there still an airBNB market for couch-surfing options
I thought it had all moved on to being complete-property rentals
