    Fuse wire isn't unsafe, as long as the wire used is correct. It will put off buyers though. If I was selling I would have it replaced.
    Do you have an RCD fitted? They are integrated in new consumer units but people have them added as a separate unit if they don't want to replace the fuse box.

    Our wiring is about 25 years old and today we had the consumer unit replaced as we had a really old fuse box. We had already bought the consumer unit months ago so I can't quite remember how much my husband paid for it, probably atound the £100 mark. The electrician quoted us £150 to fit it which he did today. It did cost us another £50 on top of that as he had to rectify a few silly wiring issues which the previous owner had done. It certainly did not need rewiring. You could be lucky and just need to do what we have done 😃

    At 20-25 years old the wiring is almost certainly safe. A new consumer unit will reassure buyers.

    A lot of rewiring is triggered by there being a shortage of sockets rather than safety issues.

    Even if it did need rewiring, many purchasers would prefer to sort that out themselves because they'll have their own idea of what lighting, sockets etc they require.

    Hello all, I am looking to buy a house amd the fuse box looks very dated. It is made from cream coloured plastic with each fuse section having its own small panel made from the same plastic with a small red button and all branded Wylex SK. Label also warns of different BS7671 versions.

    Appears dated. Should I budget for complete rewire or just new fuse box?

    Get an electrical survey, you may not need either.

    A 25 year old house with a fuse wire box, may well just need a new consumer unit and a few things like the earth bonding updating. If so it is a LOT less disruption and making good.

    Get an Electrical Installation Condition Report done. That should identify what is needed, but SPEAK to the electrician as well as waiting for the report.

    A thorough check, a new consumer unit, some upgrades and where needed new sockets would achieve the aim with a lot less making good.

    Whatever you do, you want a complete and valid Electrical Installation Certificate and (assuming England or Wales) appropriate part P certification. Any prospective buyer will need those and without they will assume it needs a rewire and the money will have been wasted.

    With regards to the Electrical Installation Certificate, is this something the seller is obliged to provide as part of the sale of the house?

    No.


    If the buyer wants a report, the buyer pays for it.
