First Time Renter

Bit of background info;
Partner currently lives with parents in London. He is unable to work due to a medical condition called Cystic Fibrosis; he is currently surviving on less than 20% lung function and currently receives DLA.
I work full time with a salary of £30k+ and we have found a house to rent near where i live in Cambridgeshire. Air quality and cost of living is a lot better for us outside of London! We both currently live with parents and are moving in together for the first time.
I have 2 satisfied CCJ's from 4/5 years ago when my Mum was in financial difficulty - i was unable to pay all my outgoings as well as hers to keep a roof over our heads and paid the price for it.
I required with the estate agents last year about another property and disclosed the information about the CCJ's and my partner not being able to work. When the property we have now paid a deposit on came on the market, i assumed they would have kept all the information from last year on file. However they have not.
We have now gone through referencing and have both failed due to unemployment status and CCJ, even though my wages will cover our rent etc. and i previously let them know that i have certificates of satisfaction. We also have a guarantor.
Has anyone else ever had problems like this with CCJ and joint tenancy when only one applicant is in employment? i feel really disheartened about everything and now the estate agent is avoiding calls and emails as i'd like to discuss things further with them.
the idea of moving in together with my partner was to be able to spend as much time together as possible before he becomes more ill and now it feels like we might not even be able to do that!

You can apply on your own, which negates the employment element0

Although it is the Estate Agent telling you this, at the end of the day it is the landlords decision. I have at my discretion allowed tenants who were able to satisfy my requirements even though they had failed the EA's referencing. I doubt I am unique in that but I think it is not very common. If possible try to find a local landlord who doesn't use an EA and self manages, they are more likely to offer the human touch. Be prepared that they may want a larger deposit and a guarantor if you are considered higher risk
