Advice on open conservatory

    I stand corrected, well, a certain sales person that told me that stands corrected to be exact.

    For reference, purely to have building regs come out and sign off on having the doors out is around 500 pounds (at least where I live), but you will need drawings, heat value calculations, etc. for it to be signed off on. I've been quoted around 2 grand all in if I want the doors removed with full regs approval.

    We have a similar set up. Our back room was originally just a kitchen/ diner. Previous owners got PP about 15 years ago for a double extension with a full width conservatory on, although the conservatory is partly bricked (an entire side wall, doors along the back wall and windows/ brick on the other side). They too chose not to put the internal wall between the conservatory and the extended kitchen/ diner. The result is that we have a very long back room. We had similar concerns about structure, but surveyey was happy with it and there is a metal beam where the wall should be. We also had concerns about heating/ cold, but it's fine. It's south facing, but because there is a back door and a side door it can get a lot of air through so that helps keep it manageable. Also the roof is very high so I think the big space helps. Our vendors got an indemnity policy for it, but our mortgage lendors weren't bothered.
  • My last house had a conservatory but it was separated from the house by a set of patio doors. The conservatory was freezing in the winter and boiling in the summer. I would estimate there was probably two months of the year where the temperature was comfortable. However I hated sitting out there as the large expanse of glass made me feel very self conscious so it became a storage area for the extra fridge and freezer. It also made cleaning the gutters very difficult as I couldn't get the ladder close enough.

    I have just offered on a house and I actively went out of my way to find a house that didn't have a conservatory. I would never consider a house with an open conservatory that could not be shut off from the house as it will suck all the heat out of the house in winter.
