    Ouch, even paying a premium for aged alcohol is overrated, offer 107k tops for this pile of carp IMO.

    Its functional in its current state,you'll be hard pressed to factor in your renovation cost into a reduced asking price.

    I don't know how much you can get off for that. The kitchen looks okay to me from the photos, but maybe it's falling to bits?

    The current owners probably think it's all perfectly functional and nice, so they won't take kindly to hearing that you want to beautify the place at their expense by deducting the cost from what you offer them. They might also argue that it would be worth a lot more if it were all done up. :)

    You could just buy a smaller clock rather than dedicating a whole room. Many can be attached to a wall or placed on the mantle piece.
