Declare second residence as primary primary residence for CGT purposes

  • Thanks for the helpful information, much appreciated.

I am currently living in both properties and have Council Tax and Utilities etc at both properties. But I want to clarify to HMRC that the first house is still my primary residence. It seems I should also consider where my vote registration is, which is currently at my primary residence and will remain so.

Which one do you actually live in?

I'm sure you wouldn't really be planning to lie in order to avoid paying tax that you're actually required to pay, would you?

there is no lying involved here.

there is no requirement that your declared main home is the one that you reside in most frequently

merely that it is available for your use 365 days of the year.

You could live in it one day per year, and as long as it is empty for the other 364, you can declare it as your main home

Which is your primary personal residence?

Which do you spend most time in? Which are you registered at with GP, dentist, electoral roll, etc?

whilst relevant for second home CT registrations

not the slightest bit relevant for a PPR declaration
  • No one else lives in the second home. No one pays any rent or bills in the second home. Only I, and I alone live there.
