Hi
I am looking for some advice from fellow landlords please
I have recently let out my property for 7 months via a local estate agent. The tenancy finished 8 days ago and the tenant left, all good so far
The estate agent examined the property which was a mess but no damage, the problem was they had left some furniture.
the estate agent advised me they would be picking this up imminently and i could not remove it myself as it was their property and i have to give them 2 weeks grace before i can do anything - is this right?
I have somebody lined up to move in but cant as the previous tenants furniture is still there (i point out that it is stuff a charity shop would refuse, 2 couches, 2 matresses, fridge and washing machine) I am therefore losing rent.
basically i am looking to get rid of the furniture, change locks and if the estate agent hasn't already given the deposit back deduct the cost of removal and loss of rent
Any thoughts??

have you tried google?
the position regarding your responsibility as LL over a tenants property which they left behind (makes no difference if you evicted them, or they left "naturally") has been tested many times in court... You need to understand the implications of the Torts (Interference with Goods) Act 1977
