Fees ?

Aside from the loan/mortgage itself.

What other costs should a person consider when acquiring a mortgage? I.e solicitors etc

And as to the fees , is it worth asking the advisor for incentives etc ?

    Solicitors - £900 (including searches) + stamp duty.
    Valuation - dependent on purhase price, but around £400 if you are buying for under £200k
    Broker fee - depends on the broker - £0-1000.

    (All figures are ballpark)

    I would stick with the best deal, the best deal may have incentives, but it may not. The more specific you are on what you want, the less options you have which in turn may up the overall cost.

    Moving costs such as van hire and furnishing costs will vary wildly aswell depending on the distance you are moving and how much you own already aswell.

    Yikes - that'd be an expensive valuation. My lender would have charged £188 or less had it been under £200k. I got a full structural survey on a >£400k house for £460...

    I have another lenders fees open from this morning, they charge £370 on a £200k property.

    I would always prefer to give high end figures at the outset, if they are less when the time comes its a Brucey bonus rather than a nasty surprise.

    What about arrangement fees etc ? How much can that cost?

    Halifax search £500
    Stamp Duty xxxx
    Deposit (can vary)
    Land Registry fees £270
    Local Searches & Other Searches £335.6
    Solicitors cost and fees on Purchase £818.4
    TT fees on completion £14.4
    Ground Rent £xxx
    Insurance from leaseholder £240

    New furniture £part of your soul as you trudge through Ikea again
    Gardening tools £xxx
    Blinds £481
    Grass and gravel £211
    Handbag for SO, cause you brought a place and forgot to show her or mention anything for a week or two. £Lots

    Lenders arrangement/product fees on residential deals are typically in a range from zero to £999 (the majority are £999).

    On higher lending levels fees can be £1,499.

    Most Lenders allow you to add your fees to the loan.
