Just got an e-mail from EA

We're renting since March 2016. Today I got the e-mail below. what does he mean ? do I need to pay them for renewal? (I couldn't find my agreement yet but as far as I remember it was shorthold tenancy)

We would like to ascertain your intentions for the future of the tenancy at this address and take this opportunity to answer any questions or queries you may have.

Do you plan on extending the current tenancy? Is there anything we may assist you with at this moment?

PS: the house is managed by LL. btw nothing needed till we'd moved.. once I ınvited the LL to meet, just had a cup of coffee. he is a nice guy.

    Your assured shorthold tenancy is coming to an end. The agency propably want you to sign a new one every 6/12 months to bleed more fees out of you and possibly the landlord. For doing a bit of photocopying.

    What you can do is enter into a periodic tenancy. Either contractual (because it says something about it in you AST) or statutory, because that's what happens when ASTs are not renewed.

    (GM will be along soon to explain this better than I can, with good links).

    What this means is your contract could instead run from month-to-month. If you're interested in this, I'd write to the LL, explaining how you like living the the property, could see yourself there for some time, and would like to default onto a periodic tenancy.

    It's usually a win/win (for you and LL). But the agent might kick up a fuss.
