Upstairs layout re-hash

Hi,

So turns out the more i try to decorate our new home, the more i realize how weird the layout is. (Before you say - i obviously knew the layout is weird during purchasing it...)

We are thinking of a redesign upstairs, but whilst we want to make it work for us, we also want to make sure we don't do anything to put of potential buyers in the future.

Below is the current layout and proposed layout change from my simple mind. I have put some furniture in for scale.
Currently: At the top of the stairs there is 2 doors (bedroom 1 or 2) and the bathroom is accessable via both rooms, with an odd 'inbetween' corridor. There is only 1 door to the bathroom.

Our idea is to bring the bathroom wall out to square it off, and build a stud-wall corridor from the top of the stairs to the bathroom so it functions 'as it should'. Aka when we have guests over they don't have to go through a bedroom...
We would also block off access via bedroom 1 and make this into a small storage area. There is enough room to create a small walk-in-wardrobe.
I worry this would make bedroom 2 too small for future buyers...

Supporting walls are the ones along the sides of the stairs. Current wall separating the bathroom and bedroom 2 is a stud wall.

Could everyone give their opinions, both as 'what it's like to live in' and 'what it would be like to buy'? And has anyone got an idea of the cost for us to have the walls moved/new wall built?
If anyone has any better suggestions for a layout, those are also welcome! :)

  • Unless you don't have a downstairs toilet, I don't see much of an issue.
    Aka when we have guests over they don't have to go through a bedroom...

    Would overnight guests not be in a bedroom anyway and non overnight guests can use the downstairs toilet?

    Or am I missing something.

    We don't have a downstairs toilet :(

    I was moreso thinking if we have family/friends over.
    In time when we have kids, we don't really want visitors going through babys/our room to the bathroom.

    Second layout is much better IMO, although doesn't look like the door will open with that shower there (but you could easily use the store into bedroom one to accommodate a shower)
    The other thing that might be nice is to take most of the wall away (currently between bed2 and stair) and put in a balustrade/something open to make the landing a bit bigger since you are making a corridor

    Yes a Bannister would look lovely there!
    We are not sure it that is possible, as that wall is supporting (we have a double roof that comes down onto that wall) although i guess we could put a support in the ceiling? Perhaps a nice wooden beam as it's a 1900 property? :)
  • In the new layout, move the bathroom door further back into the "corridor" closer to the door to bedroom 2 so that you have more useable room in the bathroom itself, and the door doesn't impinge on the shower as it will open within said corridor?

    Glad to see that the second layout is getting a good vibe! We are keen to do this, but didn't want to ruin it for potential buyers in the future so your feedback is really helpful :)

    You could always get the door to open outwards into the corridor/landing. It's not as if it's going to block anything.

    The only other thing is ensuring there's enough natural light in the corridor and in the bathroom.

    There is no natural light in the stairs/new corridor.
    Only windows are in the bathroom/bedroom 2 and bedroom 1 as we are a terrace and my floorplan is sideways ;)
    Bathroom/bedroom2 is the front of the house.

    The new layout looks good to me, too.

    It might be worth thinking about glazed panels above the doors which would throw some "borrowed" natural light into the corridors. We've done that here & it makes a huge difference.

    Absolutely love this idea. We have it on the current bathroom door, didn't think of putting it on the bedrooms too!
