I am afraid that there is little chance of success with this claim. You didn't follow proper procedures with repairs (reporting them in writing by letter giving them a date whereby repairs should be carried out, and then deducting money from the rent). You have been evicted, which they are allowed to do, this might have happened even sooner if you had followed through with the repair threats, unfair though that is.
You obtained lots of quotes, but didn't get the repair done. You put up with the inconvenience of the leaky drafty window. And now you've moved out. You could have boarded up the window, you could have placed plastic over it. You could have moved out.
You have got your deposit back. You've left the property, concentrate on your next step. That's far more important and relevant and something you can affect, now. I am sorry your family has been split up. I'd concentrate on getting some advice about that. Do you need your daughter to help care for you (hint)? If you have a chronic illness/disability see if there is a charity connected to that who will help with advice. There's also Shelter for housing advice.
Concentrate on things you can do something about. You have been through a dreadful time. Don't add to the problems you are having to deal with.0 -
A page was added to the advert by the agent. This showed that the required/optimum rate for the EPC was band b and a rating of 84. The advert shows the property meeting this for both energy efficiency and the environmental impact. The bill for the property as it stood empty for less than a month was £151 . I honestly wish we'd gone ahead and got the repairs done but the agent warned us that the LL could take action against us if we did this as the LL was "on the case" as he put it.0

Thank you, I appreciate your reply. Shelter did get involved and wrote to the LL . After reading the response from the LL solicitor it looks to me like the agents orchestrated the whole scenario. Then quickly got the property relet for a higher amount pcm without fixing anything.0

Both are myself. I didn't realise I had already joined this forum until I posted using my phone. I apologise for the confusion. My children will not be posting. I'm just a regular mum whom was too trusting in the posted situation.0

Have you searched the EPC register itself, to see if that EPC is actually real?

If it is, then it would be a criminal offence for them NOT to make it available to potential tenants.0 -
I have and it's not on there. They only added it to the advert on their own page. They didn't add it to the big popular letting pages that they were advertising the property on.0

Just to add that the property next door was fully modernised and had double glazing and it only reached 60 out of the recommended potential of 82 on the EPC certificate. The property we left definitely did not meet the requirements as advertised on the false EPC certificate.0

So what about the advert? This has nothing to do with you now. You got your full deposit back, so the only way you can get your hands on any cash is to prove you suffered financial loss - which will be nigh on impossible.0
