Hi all,
We are trying to sell our home. Good area, well presented, house next door sold in days in July of last year. Not a lot for sale here, we are the only 2 bed in the villiage but there are 5 3 beds within a few streets priced at 135-160k.
Priced at £115k. House next door sold for £112k however did not have a garage or double glazing so we thought our price was fair. They did have a much bigger garden though-3 times the size of ours!
We can not go much lower than £110k for equity reasons, if we did we wouldn't have enough for fees.
House listed 2 weeks ago and nothing. Not a single viewer, not even a nosy neighbour! I'm worried that the longer it's on the market the more unattractive it will become as people will wonder why it hasn't sold.
Am I panicking needlessly here or is this a bad sign? When would you normally think of a price reduction if the property didn't sell?
Someone told me that you get the most viewings within 2 weeks- if that's the case we will be here forever! Is it just a bad time of year?!

Nice to see you are back portending doom again

The article does only apply to new houses, and if you read it fully you'll see that last year was a record year for building houses. Build too many and of course they will take longer to sell until supply/demand equalises.
To OP, ask the EA for advice and to see the analytics for the websites it is on. If people are clicking thru then its likely price isn't the biggest issue, could be photos or interior. 2 weeks isn't that long and it only takes one person to buy.

Thanks everyone- I hope if doom is coming I've sold mine first as we are seriously squished here!
