House survey on new build

It has been some 15 years since we moved property so I'm a bit rusty on latest processes.
Anyway when we bought our current property we had a mortgage of £46,000 on a property we purchased for £252,000.
As part of the process we had a survey done where the report pointed out defects.
We are now mortgage free and plan to buy a new build property from one of the main players.
Would it still be advisable to have a survey done ?
Or a waste of money because we have NHBC cover for 10 years that will cover any defects ?

    Ask your solicitor. Ultimately, you have an NHBC warranty as you have suggested but then there is the counter argument of a surveyor might find a serious structural fault that would render you not wanting to buy it in the first place.

    There are professional snagging services that will add survey components, but I'd say it'd be a waste of time. Find out what other recent buyers on that estate have found. If the builders can build the other 327 without putting the roof on upside-down, they'll probably manage yours too. If others have faults that aren't fixed, so will yours.

    You'd be lining the pockets of a bloke to tell you the house meets modern standards. Waste of money imho.

    A normal survey? Waste of money.

    But a snagging inspection? Absolutely, if you don't think it's something you could/would do yourself. There was a thread here recently where somebody had found that the loft insulation had been left rolled up in the corner, rather than laid, and was having little joy in getting anything done. This sort of thing can be much easier to push if the developer knows that completion is hanging on approval, rather than afterwards.

    That is an excellent idea.
    I will definitely look into it.
    Sorry to ask novice questions ...ask me a question on developing automated trading systems and I'm in my comfort zone :)
    I presume the developer post exchange of contracts and prior to completion will allow a snag survey ?

    nhbc don't cover everything, only the actual structure
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.
