First time seller advice.

Hi all,

I'm looking to get my house on the market in a week or 2 and would appreciate advice. (In Scotland)

My thoughts are, get 3 local agents round, find out what they think they can sell it for and what their fees are and make a decision there. Simple as that? Probably not that's why I'm asking for advice. Basically about what my obligations to them would be etc.

As far as the house goes, I'm basically finishing up painting the rooms, neutral, and having a general declutter.

However the fence whilst still standing and structurally fine, is looking a little tired and if I was not selling I'd probably consider replacing, though a lick of paint should see it through another couple of years.

I really don't have the time to paint it up, 1 year old child, and am keen to put on the market now so I guess I'm just wondering how much that would bother potential buyers and if paying to have it replaced is even going to be worth it in any extra money that would generate in a sale if any.
