    You really don't need to be in touch with the EA now until you go to pick up the keys...Your conveyancer should be the go between and will make all the calls on your behalf.

    ^ Also there's no way that the seller will know anything about this. Just get a solicitor in place (you will probably have to pay search fees at least upfront) and then let the EA know the details.

    You can use their solicitor if the quote looks reasonable, but no need to feel pressured.

    Equally with the mortgage, once you have your solicitor details you'll be able to complete the application and get things moving. Just continue to go direct to Halifax

    They are taking advantage of your inexperience. Call a few local solicitors and get quotes. They can get the ball rolling quite quickly with the purchase
    If you have a mortgage offer you are already happy with go ahead with that. They only want you to use their in house advisor so they can get a commission from Halifax.
    Please do not be pressured by the estate agent.

    I understand that vendor accepted the offer but is unwilling to remove the property from the market for some reason. You could try to find out why they do not want to remove the property from the market.
