    I was told not to offer a round figure as most people do that but to make it an odd amount like 156 or 157

    Saw a house we liked and offered full asking price. Agent called back the next day saying they had had several other asking price offers and they'd like us to come back with our "best and final offer".

    We replied that they;'d already had it and we wouldn't be entering into a bidding war. Retrospectively glad we did as we found a nicer, closer and cheaper house soon after.

    I'm surprised people don't like this system, but having read the comments I do understand why - it must be difficult when you're not convinced there's a real second bidder.

    Our EA did it with our house sale when we had two offers. It was an attempt to avoid a protracted bidding war. In our case, we chose the FTB who offered just slightly lower than the other, who had been messing us around already and didn't even have their house on the market. (The person we declined than tried to increase their offer... so I guess they didn't get the 'best and final' thing? We declined.)

    So definitely mention you have no chain. Since you've deadlocked your offer with the other party, it might make a difference.

    If I was a vendor, I'd do exactly the same if I had several interested parties. But as others have suggested, it's not all about the money. No point accepting £1,000 more if their finances look flaky.
