    Learning difficulty or not, from the information you've given suggests your son is capable of signing contracts and holding down a job. It's not unreasonable for people to be suggesting he needs to become better informed.

    How is he £800 down when he hasn't paid rent and has moved out, I'm assuming after 6 months, the shortest term, so he owes two months rent?

    Sounds like he's quids in!

    Then challenge the deposit deductions with the scheme arbitrators.

    As others have said, witholding rent is not the best way to deal with problems. I appreciate it is frustrating when work doesn't get done, as a landlord who uses letting agents I can assure you that sometimes it is the letting agents at fault. I have had to change agents twice as they weren't dealing with matters quickly and efficiently enough and whilst complaints are verbal they have no real time frame to abide by. ALWAYS make complaints in writing and dated.

    Regarding your son, I can appreciate your frustration at some of the comments (I have an autistic son and daughter at home) however you make no mention in your OP of his learning disability (why should you) but you can't then blame people for not knowing and making what retrospectively could be seen as unsympathetic comments. At the end of the day I help my son to make the best decisions he can whilst also trying to give him some freedom to make his own way / his own mistakes (as I am sure you do). Maybe it would be better phrased that you have both learned a valuable lesson. Whilst it is frustrating to be ignored by your landlord withholding rent is not acceptable in the vast majority of cases and it accrues a legally enforceable debt which could lead to CCJ's if not paid.

    I sympathise with any and all who have genuine life challenges. But since it sounds like he is capable of entering in to a legal contract, living (more or less) independently, using the internet ( after all he complained when it was slow) and securing himself employment, then I stand by what I said.

    The issues that were raised sound minor unless the window/door issues impacted on security. He still had shelter, warmth, ability to cook and wash and watch TV and use the Internet even if slowly so would he/you think that these issues justified paying no rent at all?

    Was he on a fixed term and if so did he leave before the end? Because if that's the case they could even claim re-enter until the end so if all they go for is the deposit, your son might count himself lucky. He is not out of £800 since he would hehe saved that amount not paying his rent.

    I've had someone get touchy about me suggesting a totally wrong piece of advice was bad and they shouldn't be giving advice on the forum. Call it 'mod' or 'board guide', it's the same thing. I don't think there's anything wrong with replies on this discussion.

    THERE IS A NEED FOR HONEST REPLIES, whether they make the poster happy or not.

    Frustrating as it is that your son has got a new bit of life experience, I agree that he should be sorting things out himself.

    To answer your questions:

    Legally your son has to pay the rent. Hopefuly it was a 6 month contract not a 12 month one, as otherwise he will owe the full 12 months and the LL chase him for it.

    Regarding things not being done, the correct method is to inform the LL in writing and give them a reasonable deadline to sort it. If this doesn't happen, write another letter stating that if it is not done in seven days, you will be getting three quotes to get it fixed or bought, then deducting it from the next months rent.

    You cannot just stop paying rent.
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
