Rent Guard - Thoughts

Hi all,

I’ve just completed an application for a rental property with a company called Rent Guard, this is the preferred referencing service the land lady uses and I was just wondering if anyone else had experienced the service before?

They seem to be very interested in level of personal debt (loans, credit card etc) and having recently been married so my expenditure is higher than it has been in previous years (nothing massive and being paid on time every month until the balance is back at £0) My wife and I have also been asked to scan over passport copies for ID verification.We both have good credit ratings so doubt it will be an issue.


This process appears to be more in depth than my previous rental which was via an agency.

Would be interested to hear thoughts and feedback on Rent Guard.

    They cant see your personal debt, hence why theyre asking

  • I suppose I am out of touch, its been four years since I've had to go through the motions so was curious thats all. And I guess the land lady needs to protect her investment etc. Thanks, all. Much obliged.

    To be honest it's rarely an issue and these things have to be taken with a pinch of salt. The LL cant see if you're honest or not in any case

    Right To Rent checks and now required by every Landlord
    Really they should see your passports and take copies themselves
  • I think i've just wound myself up a bit, just waiting for the nod now then can look forward to moving in. Land lord has only asked for reference up front which we have provided... sent all the other info off this morning for verification etc.

  • It's a shame that tenants can't carry out the same checks on their landlords to make sure the mortgage continues to get paid!
