Double/tripe glazing >>> opening windows

We have many opening windows throughout the house that open to such an extent that people could get in or out. We open very few of these windows because they are an invitation to burglars.

When we come to replace, is there a regulation that necessitate windows to open such that people can exit or it is possible to order small top openers only?

Windows need to have a certain size opening for fire escape. Depending on design, there's nothing to stop you having smaller, additional openers.

  • Thank you, Doozergirl. That answer tells me exactly what I needed to know.

There must be a weakness in the large opening windows in that even when always closed they let in dust and dirt.

When I replace, I will be inclined to request top openers with large opening windows kept to one per room to comply with regulations.

To state the obvious, they shouldn't do that! My windows are coming up to their hundredth birthday, and they don't let dust/dirt in.

Presumably if they're letting bits of solid matter in you're also getting quite a draught!
  • Many new windows can be locked slightly open for ventilation.

Do you mean windows that are left open overnight, or in parts of the house that could be robbed while you're at home?

Yes. I am disinclined to leave windows with man-sized openings open. Insurance companies may be unwilling to meet a claim where a burglar has entered through an open window. I would see it as less likely that the burglar enters though a top opener unless they use an "Oliver Twist".

When we replaced our windows, the installation team advised us that we'd need at least two "escape windows" per floor - so while the usual big windows are solid, in two rooms, they can hinge & swing fully open. Just *all* have breeze windows above.
I wouldn't have just one room with the escape window in case that was the room with the problem...
