Shared car park repairs advice needed

Hopefully someone is able to help me out with my predicament so here goes...


I rent out a property which includes a parking space in a shared car park and a garage in the same area. The car park is private land and contains a total of 7 parking spaces and 11 garages but is in a poor state of repair requiring work to get the surface back up to standard. My title deeds state that I should keep it up to a good standard and I am liable to paying an eleventh of the cost of repairs (regardless of actual use with a car). I would therefore think, rightly or wrongly, that the remaining 10 people who own a garage in this area are also responsible in the same way. Is it possible to find out who the other owners of the garages are without paying for a search of every property in the area? Some of this information is on the title plan but that does not take into account any garages which may have been sold/bought since the properties were built over 30 years ago.


Those that don't ever use the car park although they have a garage are not going to want to pay to repair it in my view so getting them to pay up might prove difficult. That's only the start of it I feel. Once I know who the owners are be it landlords or owners I need to get them all together and to come to a mutual agreement on how to proceed. It also needs someone to trustingly take care of the money side of things. To me it spells out disaster, has anyone else experienced a similar situation that is able to give some advice please??
