- If you have a fixed term AST, it ends at the end of the fixed term. So you can leave at the end of the 12 months without any notice.
- If you DON'T leave - if you're still there after 12 months and a day - you move onto a periodic tenancy (either contractual or statutory depending on whether the tenancy agreement included terms for a subsequent periodic tenancy) and a notice period now applies.
So you can either waltz out on Feb 18th, in which case your tenancy automatically ends, or you can stay put, in which case you're on a periodic tenancy which will only end either
- at the end of a month's notice given by you, or
- when a court ends it, which will be some time after a valid section 21 from your landlord expires, which will likely be at least 2 months after Feb 18th0
