Buying Freehold paperwork help needed

Our house is Leasehold and we are buying the Freehold. The TP1 paperwork has come through and I cannot understand the jargon used on it. Is there anyone out there who could check and see if this is "normal"? Before I sign it I want to know that we get the full Freehold and that we are free and clear of any obligation to the current owner of the Lease that we pay ground rent to. The guy owns the Freehold to our neighbour's houses as it stands. The text I am struggling with is below.
Rights granted for the benefit of the property.
It is granted unto the Transferee all rights contained within the Lease relating to the property referred to in the Charges Register of the title number in so far as the servient land referred to therin is owned by the Transferor as if the same were repeated herin in full.
Rights reserved for the benefit of other land
There is reserved unto the Transferor for the Transferor's adjoining and neighbouring land Lessees/Owners of all neighbouring properties all rights excepted and reserved as contained or referred to in the Leasr relating to the property referred to in the Charges Register of the title number as if the same were repeated herin in full.
Restrictive covenants by the transferee
The Transferee hereby covenants with the Transferor ro oberve and perform (1) the covenants and conditions and obligations if any referred to in the Charges Register of the title number and (2) the Lessors covenants and obligations contained or referred to in the LEase relating to the property referred to in the Charges Register of the said title number in so dar as the same are still subsisting and capable of taking effect and affect the property and to keep the Tranferor indemnified against all actions proceedings costs claims demands whatsoever in respect of any breach thereof in so far as aforesaid.
It's all gobbledegook to me.
Thanks

1) clearly you must read the TP1 in combination with your current lease, as well as to your current leasehold Title.BellagioPenguin wrote: »Our house is Leasehold and we are buying the Freehold. Rights granted for the benefit of the property.
It is granted unto the Transferee all rights contained within the Lease relating to the property referred to in the Charges Register of the title number in so far as the servient land referred to therin is owned by the Transferor as if the same were repeated herin in full.
You will get all the rights that the current freeholder gets with respect to the property you own.
You will still have the same obligations to the neighbouring land that you currently have.
You will still have the same obligations (covenants) which are shown in your Title document, and in your lease (assuming they are still relevant.
Thanks
2) if you are not getting legal advice, then do so. Clearly you don't understand what you are reading, or what your are doing, so you need someone to read and explain all the documents.
Use local solicior so you can sit down with him and get it all explained.0 -
That was what I had thought it read but it all seemed very wordy. We have a solicitor acting for us and the price has all been agreed, they then contacted us and said they were sending the documents to be signed. When I received them last night I was unprepared for what they would be and how they would be worded. I know what our lease says regarding maintenance of the land and fences, we've had about four different people own it while we have lived here. My husband was concerned as he had read about the transfers only being partial so we wanted to check it or before we sign it. I haven't had a chance to talk to the solicitors for a million reasons.0
