Dormer or Kitchen Extension

In next 5 years I want to get both my Dormer and kitchen extension done. I have budget to get 1 for next year. Dormer would cost 10 to 20% more than Kitchen Extension.

Anyone having experience on both these project and would like to share thier idea or exp....

    I'm very suprised that an extension costs less than a conversion!

    Are you including the cost of a new kitchen within the extension quote? I would have thought that a dormer would be cheaper...

    If the kitchen is currently workable, i would go for the dormer (personally) so I have another room.

    I'd go kitchen extension. I'm all for living space first!

  • Its going to be double dormer with a Bathroom and 2 more rooms.
    Extension includes making the Kitchen(no frills) double in size what it is nowm, it would need breaking the main wall.

    I was concern in lines of ...i.e. they are independant in all aspect OR its better to get Dormer completed before Extension to avoid plumbing, wiring, permission from local authority etc...

    It doesn't make any difference on those things, just that you need to malemsure that the boiler and fuse board are up to coping with the second addition.

    It will be cheaper to deal with building regs and planning in one go. It's cheaper to do it all in one go though.

    Treat both things as one project. Get all the drawings done together to avoid problems and then get them quoted separately. Start one (whichever you decide) and then save for the other. Only get it signed off once both are done.

    Whats the cost difference if permission for both the project is sought for seperately. One suggestion was getting permission for double Dormer post extension project mean it need to be bit permitted to build bit shorter in length than otherwise.
