If however, you're keen to get this quick sale you mention, knock £30k off the price and see if that generates any more interest - I suspect it will....
Sadly I can't afford to do that :rotfl:0 -
so you are continuing to get viewers therefore there is nothing wrong with the presentation of the property in its photosdaisyboyd24 wrote: »Thanks for your reply.
- Its been on the market since 25th November
- We had our first viewing on the 17th and then one other before Christmas. We had 6 this weekend - all positive feedback but no offers! Two more already booked for this week
- it is up for sale at £269,950.00 We had 4 agents come out and value it, one was a little lower than this, two between 5 and 10k more.
however estate agents "valuations" are designed to get you to sign up with them, they are not what the property is "worth" to a buyer and we still have no idea where yours sits in comparison to its competitors and thus if anyone prefers yours to the point they will offer on it
the fact you have posted yet had a lot of viewers yesterday, seems to undermine the thrust of this thread as it is hardly not selling when 6/10 of its viewers were within the last 48 hours and another 2 to are still to come
it appears your problem is impatience, not the need to buy flowers or bake bread to entice viewers0 -
What is a 4 bed detached extended town house? A detached house is one that doesn't have anything joined onto it. So there is space round the whole plot between the house and next door. A link detached is where the garage is joined onto next door. A semidetached is where a wall of the house is joined to the wall of the house next door and a town house is a another name for a terraced house. So what is it actually that you are selling?0

Its a detached house that has had an extension therefore the agent described it as extended and we have 3 storeys. Maybe they don't call them that now but when I purchased it as a new build, all the 3 story houses were classed as townhouses.0 -

Maybe my impatience is the problem. I've looked back and actually we've had 14 viewings with only 2 in December. I think I'm just frustrated that when people are looking they are full of positive comments, even had people planning where they would put things. There are other houses similar to ours in our immediate area that are £5-£10k more than ours so feel we have put ours on at the correct price. I know we will get an offer, I'm just not one to sit and wait not doing something to help get it moving! Thanks for your reply :-)0 -

Are those other houses in the area getting offers?
- If they are, I guess there's something undesirable about your house
Or are houses in other areas getting offers?
- If yes, maybe the houses in your area are being priced too high
Or if no houses are getting offers, the market is just flat - and you either have to wait until the market gets moving...
... or maybe reduce your price quite dramatically, to tempt a buyer into taking action.0 -
Reduce the price, before Trump starts jacking up interest rates in tandem with Russia.0

I am struggling to work out what your house looks like. Is there any part of it that is joined onto another building? For example are the garages all joined together all down the row of houses? Can you walk all the way round the house without going through a building? Some detached houses are built onto the boundary but if you went into next door's garden you could still walk between that house and yours without having to go through anything.
I can't work out why a detached house would be called a town house. There are plenty of detached houses that are 3 storeys that you would never describe as a town house they are just detached houses so there must be some reason why this house was described as a town house. Generally if you were trying to sell a detached house you wouldn't put town house in the description because a town house to most people is a terraced house. The kind of person looking for a detached house isn't going to be the same as someone looking for a town house. So maybe your description of your house is causing the wrong people to view it?0 -

If you do not drop the price, can you afford to wait? You may find yourself eventually dropping the price anyways??
A typical example of vendors wanting more than the house is worth someone thinks it's worth"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"
