Regarding covenants you could try asking the vendor, depending on memory they may now. Otherwise it's make offer and wait to hear back from solicitor. If it's a rural setting (presuming, given the business) it's unlikely...0

No, covenants are in the title deeds, nothing to do with planning. You get your solicitor to check this out.
On the mortgage type - you'd need lender's consent for the change of use. Do you currently have enough income to support the mortgage anyway?
I understand now what type of mortgage I would need to apply for, thanks, and I have now spoken with my current lender who has confirmed this as well. And don't you worry about my financial ability

I have now emailed the estate agent and among other questions I asked if they/or the current owner are aware of any covenants. The setting is very rural, I should imagine there would be no problems but it's good to know what questions to ask and what to look out for. thanks again! 0 -

It would be a very poorly run kennels if the dogs are allowed to run free bothering livestock, and I'd imagine it would be out of business pretty quickly if this did happen.
I don't remember asking anyone how to run kennels? I don't remember saying the dogs would run free with 'livestock'? All I said was that there is A FARM near-by! You are right, you are just IMAGINING things about a business that doesn't YET exist going out of business!
By asking a specific question I was looking for a specific answer - which I now received, thanks to some very helpful responses.0
