Mortgage with a CCJ

Hi, I just wanted to share my experience. I have a 4 year old CCJ for £2700 that I obtained when I moved house and forgot to tell a credit card company. I only discovered this in 2016 when I checked my credit file with Experian, I immediately settled the CCJ. In January 2017 I applied for a mortgage with my partner, we put down a 20% deposit and applied for a mortgage of 232k. I fretted about this for several months before we applied, I obsessively read information about getting a mortgage with a CCJ, I spoke to several brokers who told me that it would be unlikely that we would be accepted. My credit score with Experian is in the fair range and I was told that I would not be able to get a mortgage until it was at least good. In the end we applied using a high street broker who was totally confident that we wouldn't have a problem. Well, she was completely right! We were granted a mortgage in principal with the Halifax immediately. The application was then sent off and it was accepted the very next day, it didn't even have to go to the senior underwriters. The thought of applying for a mortgage has caused me so much stress lately that I just want to offer some reassurance to people that if you have a CCJ It is possible to get one, and not just one with a specialist lender who will charge ridiculous interest rates!

  • I've applied with halifax too, got no adverse credit or debt at all just a poor credit score as I've had no credit for years and I'm worried I will not be accepted

    With a 15-20% deposit quite a lot can be overcome if you go to the right lender for your circumstances.

    I tend to do a lot of adverse cases but the majority of my cases end up with the same 3-4 high street lenders.

    Congratulations though, it is always good when you pick up the keys.

  • Hi Jen P, that's great news, well done. I am currently at 'Mortgage Promise' / decision in principle stage with Halifax. My credit score on Experian is also 'fair. They have done a soft credit check & I can see the footprint on Experian but not on Equifax or Callcredit. They have given me a successful decision in principle.


    Did you also do a decision in principle prior to a full application? When you did eventually apply in full with Halifax, did the credit search appear on just the Experian credit report or also Equifax and callcredit?


    It's good to know they are a lenient lender.

  • Well done Jen, great news. I am at mortgage promise stage with Halifax. This has been successful. Did they do a soft search on experian? Did they also do a hard search on experian at full app stage? I have a soft search for experian at the moment but nothing showing on equifax or call credit.

    I'm in a similar situation where myself and my husband have applied for our mortgage yesterday for it to be sent to the underwriters which is making me feel incredibly unsettled! We've sold our house and have had our offer accepted on another. I am on a good salary, no loans, 2 clear credit cards (used for petrol and paid off each month), only problem is that I have a CCJ from my reckless days for under £500 which is due to expire in July this year. We have a 10% deposit and the current mortgage is with Halifax (in husbands name as purchased before me!)


    Our Mortgage Promise was for over £100k more than we have asked for but I'm so nervous/scared/anxious that it's all going to fall apart at the seams.

    I'm so confused about how people manage to get an AIP one day, and the full offer the next (not that I'm saying I doubt you, I see a lot of people saying it).

    After an AIP, the lender would surely need to arrange a valuation which may take a couple of days/weeks. How are they possibly able to receive full mortgage application, arrange a valuation, carry out the valuation and submit their offer IN THE SAME DAY?!

    I must be missing something here? My valuation has been booked in two weeks (roll on 11th feb *sigh).

    Did you likewise do a choice on a basic level before a full application? When you did inevitably apply in full with Halifax, did the credit look show up on simply the Experian credit report or additionally Equifax and callcredit?
