Buyer Survey Report

Hi everyone,
I'm just looking for a bit of advice (and this might be blindingly obvious to everyone else) but I've had my survey and I'm reading it now. And the surveyor has commented on possible asbestos 3 times (on soffit boards, artex finishes, thermoplastic floor tiles).
The report is colour coded and the asbestos mentions are red and orange (red= high priority, orange= medium. Neither needs doing before exchange).
I'm just wondering if he's just trying to cover his own back in case it does turn out to be asbestos or if there's a genuine risk.
For info house was built in 1950s so maybe he considered asbestos because it was still used in construction then?
Like I said it's probably obvious but I'm concerned about paying for a specialist when I don't need to or not paying for a specialist when I should have. Thanks for reading/any advice you can offer.

Everything in a survey report is a**e-covering. But in this case its both, there is a good possibility especially in the artex and soffits, dont know about tiles) and as indicated, unless you plan to grind them up and inhale the dust, the danger is zero.0 -
If left alone there is no danger when asbestos is present. It's only a problem if it is disturbed. But it's entirely likely there is none.0

Like folk say, if left alone it isn't likely to cause any problem. But the 50s are likely for asbestos materials. It can even be found in Artex mixed in the early 80s from what I've read when we were house hunting. We tested a property for Asbestos and it was quite cheap to run the test we thought, we used these: http://www.ohec.co.uk/acs.html0
