  • Change the locks. Keep original locks and change them back before moving out.

    Quiet enjoyment can only be disrupted by a need for emergency repairs. Viewings are not emergency repairs. We have both sides of this argument on this forum on a weekly basis lol. I should imagine it will be re-aired again now.

    LA and LL has not accepted your notice (they've asked you to resubmit it on 4th) so say your property is not as yet available for re-letting. Unless you are able to renegotiate so your property is available for reletting.

    Perhaps ask them to advertise as available from the 13th, on the understanding that if they don't find someone you will pay the rent up to the 5th March?

    Just because you don't need references is not a reason to be an !!! (and remember that, in the end, you are the one in the wrong). And on the other hand just because they want to do viewings as they please, doesn't mean they can.

    I would contact them, explaining that due how its developing you are changing locks on the property and remind them that they have no right to enter whenever they please. I would then add that, obviously, you will be happy to be more flexible than contract demands (24 hours written notice) if they let you off from some of the rent for last month. Maybe you can offer early surrender of the property too?
    Pretty sure once they realize that they will have to go by the contract then they will be willing to negotiate.

    As for serving notice. The LL/LA is correct that you need to give one tenancy period of notice (since you pay rent monthly that's 1 month) and that your notice has to align with the tenancy start date. So if you served notice 13th January then your tenancy will not end until 4th March (not 5th March). A bit disappointing fit you but I'm sure that if the shoe were on the other foot you'd want your landlord to serve notice correctly.
  • You have to let them in but just don't make any effort for them. And when it comes to viewings make them be on your terms not theirs

    If you're thinking of changing the lock, it's incredibly easy to change the barrel on a yale lock or euro cylinder and costs literally £10.

    The above type of locks would take 10 minutes absolute tops

    Give notice. Let them market. If they find someone who wants to move in quickly then it will be in everyone's interest to accept an early surrender.

    Either tell them you have decided to stay put and are no longer moving (then give notice on 4th feb), or change the lock and tell them you are happy for viewings to take place 8-9pm Wednesdays and 9-10am Saturdays.
