WWYD Solicitor exchanged on wrong house!!!!

Thank you for the help, I'm aware that I can't legally do anything as we haven't exchanged. I think my landlord will be ok, he's pretty reasonable and hasn't held any viewings yet. It will be fine in the end.
I just wasn't sure whether I should just take it and simply try to withdraw my notice or kick up a fuss. I've gone for a combination of both and said that I will have to withdraw my notice meaning completion will be in another month if we don't exchange imminently. However their solicitor isn't answering phone calls or emails making this a little more difficult...0 -

The vendors may have a claim against their solicitor if the solicitor did exchange without auithority, but OP has no claim against anyone, no-one has broken any contract with OP and his/her solicitor has not done anything wrong.
OP would only have a claim if contracts had been exchanged or, possibly, if their solicitor had told them exchange had taken place and they had then given notice or booked builders, and solicitor turned out to be wrong. In this casde, they gave notice before having had confirmation they had exchanged, so any losses are down to OP, not his or her solicitor or any 3rd party.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
