Just to update this thread, and ask for some more advice...

The original plumber has now been out and had a look at the boiler and has said that there's nothing wrong with it. He's also checked the visible pipes/radiators and they're all dry, so has said to either start digging through walls to find the leak, or wait for the leak to surface.

Majority of the pipework downstairs is on the wall rather than in the wall, so if there's a leak it is likely upstairs, but now the tenants have said there's a damp smell by the front door.

Is it worth getting another plumber to have a look, or should I just wait for the leak to start showing somewhere?

It shouldnt be a big job to lift a few board and have a peek underneath with the aid of a mirror and a torch.

Did they isolate the boiler and leave it for 24hrs to ensure its not leaking from the heat exchanger etc. It must be going somewhere...
