Well she admitted eventually to paying more that what the surveyor valued it at. She is miserable living there but refuses to move, likely out of knowing she would lose a fair bit of money. I asked to see the survey report, but she declined.0 -
Well to start with the SIL had no idea she was over paying, hence the content my original post.
And yes a US realtor who was generous. Not sure why that would be of great surprise. I would be genuinely interested to hear of your experiences with them in Florida.

Well this person did and I can't see how anyone can argue with something they did not experience.0 -
I'm not convinced that the realtor really helps the buyer. They want the sale to go ahead to get their fee, so they have an incentive to convince the buyer that the price of the house that they have 'negotiated' is really good value.
I imagine that cosy relationships can develop between realtors and selling agents which are unlikely to be in the best interest of a buyer.
It sounds a nightmare to me - estate agents are bad enough, let's add another lot of dubious people to the system.0 -

You say buyers in the UK are used to not having to pay anything. That's the same in the US if they're only buying. You only pay fees if you're selling. Additionally, more people or going via the DIY routes. We sold 2 homes that way in the US. Cost us $99. We paid another $100 for someone to come and do the photos. We got listed on the MLS (Multiple Listing service-available for every state in the USA) and the major property search sites (zillow etc).
One of the plus points of having a buyers agent,especially if it's your first property purchase in that area/country, is that they set up all the viewings and you can view a lot more houses in a shorter space of time, maybe 5 or 6 in one day.The realtor will also usually know the area inc' schools ,commute times, healthcare etc etc very well. In this scenario that service won't cost you anything. Over here a lot of the people EA have working in their offices aren't qualified and know very little about anything. To add to that they often have people doing viewing who're just paid by the hour.0 -
