    HB is higher than market rent, why else would a landlord take HB?

    Because its a guaranteed source of income, tenants less likely to move on.
    Because market rent differs depending on quality, whereas HB is fixed. So a LL who doesn't wish to spend the money to revamp (or is in the "wrong" area )may only be able to get lower paying HB benefit tenants because private tenants will go elsewhere.

    The agent, who should act in your best interest, has increased the rent according to the local market and you aren't happy about it... Wow.


    You are missing the fact that the letting agency are supposed to be be acting on the OP's behalf as the landlord, and it was presumptuous of them to go ahead and make this change without the landlord's agreement or knowledge. Just as it would be if they made any other changes to the tenancy agreement without consultation.

    Good for you Zephyr, well done. With an attitude like that you are more likely to have a loyal tenant that looks after the place and stays for the long term.
  • It is untenable in the long term to keep a tenant who cannot pay market rent: The landlord is missing out month after month and the shortfall will only increase over time.

    You need to do your sums and move accordingly.

    How long would you stay in a job that underpays you until you decide to bite the bullet and leave?

    What is market rent? Are you suggesting the OP should decrease even more rent?
    Assuming the average wage outside of London is £26k, it brings home £1.7k net a month.
    Usual guidelines is not to spend more than 1/3 on living costs.
    So rent including CT shouldn't exceed £570 pcm.
    (In London, on £36k, rent and CT should be no more than £760pcm)

    An agent should never take unilateral decisions.

    It is not their remit.

    Why don`t you just deal with the tenant directly, no middle men?

    Because Rent Smart Wales - the LL registration scheme involves enough faffing about that it's easier to let the LA take the strain, so to speak.
