And then you have Harpenden , less than 10 minutes away, and its one of the most expensive towns in the South East due to good schools and transport links straight into the City
I guess people could always live in one of the better areas in Luton and with the money they save send the kids to St Hilda's, Kings or Aldwickbury (the private schools in Harpenden). Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? I would prefer Worthing, next to Brighton or south end or Margate.Proudly voted remain. A global union of countries is the only way to commit global capital to the rule of law.0

I lived not far away from there years ago and it had a very strange atmosphere. It felt like a northern town in the south. Unfortunately it didn't have the positive attributes of the north, just the negative ones of single-industry reliance. It was affordable, but at the time, not amazingly desirable. There is no honour to be had in not knowing a thing that can be known - Danny Baker0

Might not be the most desirable place to live but seems good investment wise, rents have gone up but not kept up with house prices. It's odd that either side of Luton you have desirable places, London not too far, Hitchin to the north, St Alban/Harpenden on your doorstep and still prices relatively cheap, ok it's bit of a dump but certainly no worse than Ilford, Southall, Wembley to name a few, prices in these areas are double. You can get into the city quicker from Luton than most of those areas. I think it might still have some scope to rise.0

Luton has always baffled me. It has one of the fastest direct train routes into London but is still firmly in the Home Counties: it should be overflowing with rich city workers, St Albans is a bit of a dump but still has extravagant prices - I guess it must be the school system.
If you think St Albans is a dump, but Luton is OK, then you have different criteria than a lot of people.
One disadvantage of Luton is the high commuter fare into London. (over £5,000 for an annual ticket to London zones), Wembley is less than half that.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
