Luton, anything left to give or had its day? Two years ago no one would touch Luton, all of a sudden property hotspot, Bedfordshire always been hertfordshires poorer cousin and overlooked, seems to be catching up.

It was difficult to find decent rental accom for a single person there 10 years ago -- very expensive just for a houseshare. That rail link to London is apparently worth a lot.0

The figures could be flattered by the fact a load of new developments have gone up there from the likes of Galliard.
BTW, no wonder Galliard persists with expensive advertising campaigns (I was always suspicious why they had to hard sell), the product is schite. I've seen them renovate an old office into a resi development the last 2 years near me and did consider an offer early on but I held back as I felt the building works looked a bit shoddy
The build is now completed and it looks dreadful, nothing like their glossy brochure images
It still resembles an old 1960's basic office block0 -
Rents gone up but not 20% in a year. Seems like lots of development going on but do not think it can carry on at that level. Overflow from London and good transport links upside, downside, Marsh Farm, Bury Park!0

This is because people can't afford to buy in London and Hertfordshire and so ending up in Luton. It has good connection with M1 and train service (though Thameslink leaves a lot to be desired). The main problem of Luton is that no good secondary schools (not even private schools) and some part of town feels as if in Karachi.Happiness is buying an item and then not checking its price after a month to discover it was reduced further.0

I would rather live in south London than in Luton. It is horrible beyond description.0

And then you have Harpenden , less than 10 minutes away, and its one of the most expensive towns in the South East due to good schools and transport links straight into the City0
