What's next 1st time buyer!

It's only been 1&1/2 weeks till we started the ball rolling on buying our 1st home!!

So far we have offer accepted, mortgage in place, draft contract, Fixers and fitting contract.... Homebuyers survey complete and all ok!


What next?? I know we are waiting for the conveyancing surveys....But could that be it??

    Settle down for the long wait.

    The searches will take ages, and then there'll be some long and unexplained delay where you hear nothing, and when you chase up your solicitor will say they're waiting on some unspecified queries, and then it'll turn out that some FENSA certificate is missing and you'll have to wait for them to find or replace it, and then there'll be some question posed to the management company that they'll take a month to respond to, and then the vendor's onward chain will collapse and you'll have to wait while they find somewhere new to buy...

    Or you could be practically done. Who knows?

    It's impossible to predict. But I'll say that you should expect long and inexplicable delays, nothing like the breakneck pace you've set so far. It might all turn out to be speedy, but better to be pleasantly surprised than frustrated and disappointed.

    Is the chain complete? Hopefully!


    Average is 12 weeks from offer to completion. You're doing very well(!) but don't expect everyone else to move that quick if in a chain.

  • No chain....They have moved to Spain....Searchers just going ahead now...Everything else I think is complete...
  • Stress, frustration and a miserable bank account.
  • Buying home is a very tough task. I am also going through that phase.

    Just be aware that little simple things may affect the speed of the transaction. With the vendor moving to spain, that may be good, may be bad as their onward purchase may take time. Things move at different paces in different countries.

    We had a 2 month delay on our purchase due to simple things as issues around boundaries of a property, however the vendor was moving to a top floor flat in a shared building and the boundaries were the same as every other property in the block, and there were a couple of other super simple things that should only take an hour to sort, but for some reason the onward purchase of our vendor took AGES!

    Or, you could be lucky and have it all pushed through in a few weeks.

    Also, well done in getting a mortgage that quick - ours as first time buyers took around 3-4 weeks from application to offer due to little things around pay queries and variances each month.

    Next is a trip to your local library. There you can borrow, free, a book on house-buying which will tell you not just 'what's next' but also 'what's after that' plus answer the 58 other questions which will occur to you in the coming weeks.....

  • Sorry they have already moved to Spain...They brought the house we are buying as a doer-uper......So everything on their side is ready..

    We have finally got our "Home Tracker" from our solicitors set up at we have done 7 steps out of 14.....We are away next week so we are kinda hoping not long after we get back we shall be out of renting and into our forever home!!

    Last house we bought took 5 months. No mortgage involved and the house was vacant. It took 5 months because of what came up on the searches. You just can't tell because until you start to look at the legal documents you don't know what you are going to find.
  • We were first time buyers and the house we were moving in to was empty.

    It only took exactly 6 weeks from getting the mortgage offer to getting the keys! I remember it feeling like forever though, when you have never done it before it does feel very overwhelming at times!

    There's not really much you can do to speed it along, just keep in contact with your solicitor.
