Moving a staircase? Reconfiguring a terrace?

Hello all
My partner and I are in the process of buying a Victorian terrace, with the intention of changing the layout a bit. We currently have 20k set aside to renovate, but we're not sure how far that'll go.. At the moment, the house has a typical terrace layout with a front door that opens straight into the living room, 2 downstairs rooms, with a staircase in between. However, this doesn't really suit how we live and makes the house a bit dark, so we are considering altering the downstairs layout to suit us better, and to get a better flow of light.
The obvious option is to build a side return extension and use this as a kitchen diner, but this seems like a waste of our money (and would be really tight on a 20k budget), as we don't really need the extra space or a new kitchen, and we'd just be creating an extra room while ignoring the two rooms that are already there. So what I'm thinking might be a better idea is to move the staircase 90 degrees to the left hand wall, opposite where the front door currently is. This would have the added bonus that we could then also create a hallway with the staircase, so the front door would no longer open straight into the living room. However, we have absolutely no idea how much this is likely to cost.. Does a budget of 20k sound reasonable for this? Would we need to get a party wall agreement? Is there a better solution?

Unless you do a lot of this work yourself this will swallow up a big amount of you 20k .there is no plan attached below but you will be taking down at least one structural wall downstairs and installing lintols to remaining downstairs wall (unless the stairs are open on one side ) and making good ceilings and 1st floor then you will have the same upstairs we have done it for clients in the past were the house had an outrigger for the kitchenif you think peoples advice is helpfull please take the time to clicking the thank you button it gives great satisfaction0

Thanks for the reply and info about what would need to happen! The link to the floor plan should be there nowWe're not overly worried about it absorbing most of our 20k, as long as the 20k will cover everything necessary to get the rooms back to a liveable standard. The problem we were having with the side return was that it was looking like our 20k would possibly not get the job finished!
