First time buyer in Scotland- stressful!

    Traditionally residential property in Scotland has been marketed by solicitors, and although there has been an increase in the number of independent estate agents since 2008 there are still significant numbers that are sold by solicitors. So the advice you'll see on here to avoid solicitors connected to EAs is really aimed at the English market, and doesn't really apply in Scotland.

    The last property I sold in Scotland was bought by someone who was a client of the same solicitor as me, and she was told to use another one for the transaction to avoid any potential for conflict of interest. I would just choose one that you like the look of, preferably through personal recommendation, and worry about the small risk of the seller also using that solicitor when the time comes.
  • Okay thanks for the last few replies, think I've been worrying too much about using ones not attached to solicitor, but know I should stay away from ones attached to the selling of the house we buy.

    Sent a few emails asking for quotes in the mean time =)

    Got another house viewing for tomorrow for a different house in the same town. It's getting exciting!

    Is the online Glasgow-based conveyancer you got a cheap quote from 'Conveyancing Direct' ? If so, I used them to purchase my house just over a year ago. All went fine, I had no problems, and I'd happily use them again - though it was a straightforward purchase with no chain, and as my renting situation in the interim was fairly flexible, I wasn't in a mad hurry to complete by a specific date. It did all complete on the agreed date mind, but they can be a bit difficult to speak to directly, so if you need constant updates and reassurance you might be better getting a local solicitor who you can see in person or get hold of easily by phone.

    Yes it is this firm we got a quote from. That's the part that is putting my husband off going to them, the part about getting in contact with them. I've got a few quotes from local firms and they are much dearer.. We are first time buyers so would be generally more anxious than people who have maybe been through this before..lol
