Ground floor renovation - total beginner!

We’re thinking our re-organising our downstairs living space; moving the kitchen wall 2 metres or so into the living/dining area to fit in a seating area/breakfast bar and removing the conservatory and replacing with an extension (orangery type) to extend the living area.

We are re-mortgaging in June which will hopefully fund this. What steps do I need to take and in what order?

Quotes from builder/designers first so we have an idea of what will cost what?

Quote from financial advisor so we have an idea of budget?

Estate agent to ascertain market value for the remortgage?

Anything to think about? Roughly how long should I expect it to take? Should we be thinking of moving out during etc?
