Purchasing Freehold with no lease agreement

I wonder if anybody can help.
My Mother-in-Law has been paying her Ground rent each year a fee of £16. T
This year she had not had a letter from the gentleman for the payment. My wife wrote the him on her behalf and also asked for a price on purchasing the Freehold as there is only 40yrs left ans as she is 87 years old wants to get it sorted.
We had a letter back from a Solicitors saying that the gentleman in question had unfortunately died and they cannot find any lease agreement in place and asked if we could forward any copies we had.
We cannot find an agreement in my Mother-in-Laws or my late Father-in-Laws name and only a copy from the previous occupier from who the purchased the house in 1962
The land registry also has no records on file.
Any help or advise would be gratefully received
