Persuading a seller to sell to me although no cash at the moment

Explain your interest and situation to the seller. Without a firm offer they're unlikely to hold the property but it may persuade them to reject lower offers. They might prefer a slower sale to someone who is presumably not being pushed to complete on another property.0

Thanks for those interesting replies everyone, I'm going to have to ponder them but the most interesting one is the idea of a letter from a solicitor saying that my partner will have the cash quite soon - probate has been granted and the house is on the market and seems to have been sold. We'll only know for sure when we get the cash of course but I anticipate it will be within 6 weeks.
Also, by way of background, I can borrow £ 70K or so from family if I need to - my original post was slightly misleading on this when I read it back.0 -
I would explain situation to EA and ask them to ask vendor if they would accept an offer from you.
I personally wouldn't, but each seller is different. To show your serious tell them you will get a survey done, the sellers may accept and offer if they know you spend money on the house.0 -

Things aren't always straightforward. Probate payout, for someone I know, has been delayed, because the sale of a house fell through very near to completion.0
