Building Control Approval
Krav
If a house has Building Control approval for a rear extension built in 1985 (as shown in searches and the Local Authority Building Portal), but the vendor does not have the completion certificate, would this be a problem? Or does the approval mean that this is merely academic and not really necessary? The searches state that a certificate should be obtained.

Has the approval come up in searches?
Mortgage company may want sight of it but it's purely academic if there's record of it. A phonecall to the council should get you a copy of it quite quickly anyway.

Yes the approval has shown up in the searches.0

You can ask your solicitor if that's sufficient for them, but it won't be hard to get a copy.
No stress, either way

It's pretty irrelevant whether the council approved work done 32 years ago, I can't see anyone (sensible) worrying about it.0
