Never Give Up!

A little word of encouragement for anyone finding themselves with problems regarding selling their house... due to land issues
Our house was marketed last Jan, we accepted an offer in Feb, had our offer accepted on a forward purchase in March.... everything was going well or so we thought...
We were called in to sign contracts and discuss a 'query' the query turned out to be that we did not own part of our drive, it turned out it was owned by a builder who had been bought out by Barratt's when the builder went bust some 30yrs ago!
Our solicitor contacted Barratt's and they said the small parcel of land was no good to them, and we could have it free of charge although we would have to pay the Legal cost to Barratt's solicitors This started the ball rolling ..... it took 9 months to sort out, being sent from one dept to another and from one head office to another deadline dates came and went and new ones were given which also turned out to be guesstimates , it cost several thousand in legal cost both to Barratt's solicitors and disbursement costs to our
Unbelievably our buyer applied for a second mortgage their first expired, our seller stayed with it as well, she did not have an onward purchase ,we were always honest with our buyer and seller and always updated them when we found any info out, at times our stress levels were through the roof and we did feel like pulling out of the sale and purchase, sort the land issues, then remarketed but our buyers and seller were so loyal and had incurred costs so felt terrible about pulling out, we feel incredibly lucky to have had such wonderful buyers and a very understanding seller. Not sure if the boot was on the other foot we would have been so patient!
I write this sitting in the front room of our purchase a bungalow by the sea we completed a week before Christmas , and have spent the last three weeks decorating and reflecting how lucky we
are ...... so although every purchase and set of buyers and sellers are different it can work out when you think your back is against the wall.

    Our purchase is hanging by a thread, with our forever home likely to fall through in the next few days.

    I've been in bits today, but we are now looking at it philosophically. If we get our second choice, we will actually have some financial stability, rather than living on baked beans for a year. So, something good will come out of it.

    Good news stories are needed!

    Smallholdingsister.....unfortunately the conveyancer we used has gone bust and was sold out to another company, our solicitor says he could pursue a claim from the existing solicitors of the company , but we have had enough of the stress and chasing we are happy with the end result so probably won't take things any further..
